The Heritage at Bostwick Park in Montrose County
A defining transaction of the year was the successful sale of The Heritage at Bostwick Park, an approximately 985 acre offering characterized by expansive views of the San Juan Mountains, proximity to public lands, and long term conservation and subdivision potential. The transaction required careful evaluation of land use options, development constraints, and capital alignment, highlighting Eagle Land Brokerage’s growing role in guiding complex assets from concept through execution.

Russell Stover Building in Montrose
Eagle Land Brokerage facilitated the $5.7 million sale of the former Russell Stover Building in Montrose, a complex transaction involving a multi layered ownership group and a new investor. The sale included both industrial facilities and associated acreage and required careful coordination across stakeholders, timing, and long term considerations. This transaction represents an important step toward future reinvestment and thoughtful redevelopment, supporting the continued strength and evolution of Montrose’s commercial property base.

Riverside Ranch in Montrose County
Riverside Ranch, encompassing approximately 227 acres with more than a mile of Uncompahgre River frontage, represented one of the most complete ranch offerings in the region. Beyond the sale itself, the process involved advisory work related to operational viability, stewardship, and future value, underscoring a depth of experience that extends beyond marketing and negotiation.

River Point Ranch in Montrose
The sale of River Point Ranch brought together water, location, and flexibility. The approximately 19.9 acre property featured more than 570 feet of river frontage, springs and ponds, irrigated pasture, and strong residential or commercial appeal. This transaction benefited from early analysis of alternative uses and buyer profiles, ensuring alignment between asset potential and ownership intent.

Town of Colona, County Line Ranch, and Roadhouse in Ouray County
In Ouray County, Eagle Land Brokerage guided a combined transaction involving County Line Ranch and the historic Roadhouse in Colona. Treated as a single integrated sale, this transaction required coordination across agricultural, commercial, and community considerations, illustrating the firm’s ability to think holistically about land, capital, and place.

Riverfront Homes and Lifestyle in Ridgway
Eagle Land Brokerage successfully represented a buyer in the acquisition of a riverfront residence at The Riverfront Residences in Ridgway. In addition to brokerage representation, this engagement included advisory support around timing, market positioning, and long term ownership considerations, reflecting a broader approach to serving buyers beyond the closing table.
